Saks Fifth Avenue building

Rye, N.Y. — Garden City’s Saks Fifth Avenue was one of the final holdouts in the downtown exodus, as stores ran from the ever-growing shadow of nearby Roosevelt Field mall. When it pulled anchor a couple of years ago, area leaders worried about would become of the overgrown hulk.

In September came the answer: Winthrop-University Hospital and Healthtrax Fitness & Wellness will join forces to fill the bulk of the shell with doctor’s offices and health services. The 40,000-square-foot deal means boomers will be trekking to Franklin Avenue for physical therapy, sports medicine, yoga and personal training for at least 15 years.

Owner Alfred Weissman Real Estate is currently transforming the tired and dated stone-and-metal exterior into a chic brick building filled with windows, moldings and awnings.

“It’s really very attractive, extremely attractive,” said Michael Sahn, a partner in Sahn Ward & Baker in Uniondale, Weissman’s attorney. “It adds to the streetscape and the aesthetics of Franklin Avenue.”

Cushman & Wakefield’s David Leviton and Robert Kuppersmith worked on the deal.
